Elara is not open-housed. It is walked — slowly, at 17:30, when the west light is in the rooms — with one family at a time.

You will be received by Arjun Mehta, who has kept Elara since before it had a roof. He will walk you through in ninety unhurried minutes, answer what he can, and admit what he cannot. No brochures. No script. No second viewing needed, usually.

Viewings are walked at 17:30 wherever possible — the house insists on making its own first impression. Arjun confirms every request personally.
What a viewing includes
Ninety minutes, at the pace of the light.
The walk. Ninety minutes, at the pace of the light.
The grounds, down the stone path to the sand.
The materials cabinet, opened. Bring your hands.
Tea on the west terrace at the exact right minute.
No follow-up. If Elara is yours, you will call us.
Questions
Asked, and answered plainly.
On request, to qualified buyers, in a conversation rather than a PDF.
It can be. Most of what you will see was made for the house and would sulk anywhere else.
Serious buyers, yes. One night tells you more than three viewings.
